Do additions to a manufactured home matter for my loan?
They can. Your lender may ask whether an attached room, porch, or other change was part of the engineer's review, so tell your lender and the engineer about every addition you know of.
What counts as an addition or alteration?
- Attached porches and decks.
- Enclosed porches and added rooms.
- Structural changes to the home itself.
- Repairs made after a problem, including repairs to the foundation.
Why would an engineer need to look at them?
Do not assume that a deck, porch, or room is separate from the engineering scope because it was built later. If the report has to cover both the original home and a later alteration, we need to know before the visit so the scope fits.
What should you tell us?
Describe what was added and when, if you know. Say whether you have drawings, permits, or earlier reports. If your lender or appraiser raised a question about the addition, include that wording. Our guide to questions to ask your lender before the inspection shows where this fits among the other things to confirm.
What if you do not have records?
Say so, and do not guess at dates. Missing paperwork is common. We can tell you what the engineer will look at and what, if anything, the lender may still want from you.
Can an old report cover a new addition?
Not automatically. A report written before an addition may not cover it. Send the whole earlier report to your lender and ask whether it will be accepted for this transaction, and send it to us along with a description of what has changed since. Your lender decides what it can rely on.
What if the engineer finds a problem with an addition?
The report describes the findings within the agreed scope. The next step could be more information, a repair scope, or completed repairs followed by another review. Ask what the first quote includes and what would be priced separately before you authorize more work.
Does this affect where we work?
Reports are signed by an engineer licensed in the state where the home sits: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana.
How do you ask for a quote?
Our permanent foundation certification and conventional loan structural report services can include an addition when we know about it. Tell us what was built and send your lender's wording. We reply within one business day.
